A buyer may be lucky finding an agent that can be fair and impartial doing both sides, however, I have come across many buyers that regretted going straight to the listing agent: some lost escrow, entered into disadvantageous terms, paid more than they should have, had problems with the inspection and needed to renegotiate repairs and didn't get someone on their behalf to assist them in the right direction and so on. Even for new construction, there are many advantages in using an experienced agent. Builders typically market their properties on MLS (Multiple Listing Service) which is the most updated Realtor database with real estate listings. In doing in so, they understand they have to offer the same pricing, same promotions to all buyers regardless if they have an agent representing them or not.
In many of my new construction transactions I have pointed out major missing structural items, items that needed to be fixed before closing, advised my clients on upgrades that will maximize their investment, and reviewed their closing statements to make sure my clients are getting all the closing costs credits we negotiated. Besides getting my clients a great deal during negotiations, during the building and closing process I have saved my clients $500 to $4,000 on almost all new construction transactions I handle each year.
